• Order photos, post, sign and lockbox installation
• Enter listing in MLS
• Obtain SPDS, insurance claims history and HOA Addendum
• Review all documents and be sure they meet Skyslope requirements
• Enter listing in Skyslope and upload all documents
• Assign lockbox in Supra
•Send sold/change form for signatures when listing details change and modify details in the MLS
• Review all contract documents, get anything that is missing and ensure Skyslope is complete
• Update MLS status throughout transaction
• Send introductory email to Escrow Officer and Loan Officer with all details of the transaction including contract documents
• Obtain Earnest Money Receipt
• Obtain initial LSU per the contract and subsequent LSU’s as needed
• Follow up with lender to ensure appraisal is ordered and received
• Ensure delivery of all required disclosures (SPDS, insurance claims history, etc.)
• Schedule home inspections per agent instructions
• Order Home Warranty if applicable
• Send weekly updates to agent with transaction status
• Prepare and forward contract addenda to all parties
• Verify receipt of Title Commitment
• Send documents for electronic signatures as needed
• Prepare CDI (Commission Disbursement Instructions) for broker approval and send to
the escrow officer
• Obtain Estimated Settlement Statement for agent review
• Help co-ordinate client signing if necessary
• Contact seller 1 week before closing to obtain key, mailbox & utility information
• Ensure Skyslope is complete so commission checks are received on time
• Order post/sign/lockbox removal per agent
instructions
